We had a great time in the house! It was perfect for my family of 7. Everything we wanted (including bikes!) was provided. We would stay there again!!

Home was very clean, rooms were big, and perfect location on the island. We were walking distance to the ferry and to the island shops. We weren't in the main flow traffic street so nice and quiet throughout the day and night. Perfect location to go to the beach or catch the Catalina flyer to the island and avoid parking lot fees.

We have stayed on Balboa many times and loved each adventure, as well as our recent stay at 118 Ruby. Great location with plenty of space for the family and many bicycles etc for use.

This house was well equipped and very spacious and clean. It was in a great location only a few houses from Newport harbor. Unfortunately, the island is replacing sewer pipes in the village and the smell was not pleasant and walking near there was limited to road closures. Not sure how long this would continue. 4

We rented this home on Balboa during the week of our son's wedding. The home accommodated three generations of family members, including young children. It's a spacious, welcoming living space and centrally located to a variety of fun experiences on the island and in the area. This is our second experience renting through Sand and Surf Vacation, and in both cases we were thoroughly satisfied with every piece of the rental process. This team delivers exactly what they say they will, and do so with energy and enthusiasm to ensure complete customer satisfaction. Sand and Surf is without question our first choice in seeking vacation rentals in Orange County.

Great house, bigger than expected and very clean with a beachy comfortable decorative vibe. Fireplace was great, front patio perfect for 6, really nice neighbors, great barbecue, comfy beds...just all good. Lock/entry was so easy, they have a great system and directions are very clear.

Our family of 4 loved our stay. The house is charming, well located, clean and comfortable. We arrived to a bottle of wine, cookies and coffee pods for the kuerig and we really appreciated the welcome! We made great use of the bikes and the helmets, enjoyed our coffee on the front patio and generally relaxed together. Can’t wait to do it again!

We really enjoyed the size of the house. The rooms were large and the living and dining rooms could seat a lot of people. The bathrooms were nice. Linens and towels were comfortable and clean.



Suggestions we would like to make:

The kitchen needs a really deep cleaning. The drawers, drawer organizers, and cupboards had crumbs in them. Many cooking utensils were dirty. There is no electrical cover on the outlet by the front door. One of the lights in the stairwell is burned out.



We found dishes, silverware, pots and pans that were not put away clean. It would have been nice to have some plates that could be put in the microwave - the plastic ones cannot.



There was a coffee maker, but no coffee filters. We have stayed in previous properties that supplied aluminum foil, plastic cling wrap, kleenex, napkins, etc. We had to buy all of that. Also useful would have been storage containers with lids (like glass ones).



Jordan was fantastic! He brought us paper towels, a brush to clean the grill, hand towels for the kitchen (there was only one there), and he fixed the TV so we could watch it. He was very friendly and very responsive.



The girls (all teenagers) really enjoyed the bikes. Paddle boards would have been fun to have.



All in all, we love our stay. We would come back again!

This rental was so cozy, it felt like we were house sitting for a friend! There was plenty of space for our party of 10. (2 grandparents, 2 couples, 4 kids) The furnishings were clean and comfortable and the kitchen well equipped. A big plus were the bikes and beach chairs and toys. We enjoyed walking to the local beaches everyday to play or kayak and taking the ferry to the peninsula for bike rides. We recommend Ciao for pizza and Pine Gardens for Chinese, and the Balboa Baking Company for cinnamon rolls. All walking distance. The neighborhood is quiet and parking was not a problem. You will hear airplanes from SNA, but not between 10p-7a. Management stayed in contact to make sure all was well and even sent someone to fix a bike flat for us. This place has all the charm of Balboa, you'll be sorry to leave!

There is nothing bad to say about 118 Ruby. Great location, so close to the bay. Relaxing patio, lots of space, very comfortable. Love the towels. I would definitely recommend.

Only complaint was kitchen cupboards were a mess, really hard to find things. Otherwise would come back but bigger than we need and pricier than comparable properties. No extra sheets for master.

What a perfect home for a friends reunion! The house is beautifully situated on a quiet street, just a short 7 minute walk from the main street (Marine Ave), and four houses in from the walking path that encircles Balboa island. All four bedrooms are neat and clean and nicely appointed. The kitchen is well-equipped. The indoor dining room is nice in winter, as is the indoor gas fireplace, and one can eat outside when it is warm (front porch or to the side of the house, where there is an enclosed small courtyard with table and chairs and nice plants, if more privacy is desired). We used the washer/dryer in the garage, and we loved the 4 bikes, which we used across the ferry along the beach. Never used the tv or cable, but the house has two screens. We would definitely come back to this house again.

Our stay was exactly what we needed and the home was perfect for my family group. The layout allowed for our multigenerational group. The upstairs bedrooms and family room were perfect for a family with 3 small children. I really enjoyed sharing with my grandchildren staying on Balboa island like my family did when I was growing up.
Sitting out in front enjoying the day and evening and many walks around the island were a joy.

This house lived up to every expectation! Great size, well stocked, terrific location close to beach, ferry and Marine St. The furnishings were a little more well-loved than the photos indicate. Housekeepers do a great job cleaning but the management company was not able to have the carpets cleaned after the exuberant partyers who proceeded us. Easy to remedy.

We rent on balboa island each summer. We have stayed in many rentals over the years. As my family is growing, with children getting married, it is harder to find larger homes. This was a great house. It had great spaces. The courtyard was wonderful for mealtime together. The 4 bathrooms was the great! We never ran out of hot water with 10 of us showering after a day at the beach. We always bring down bikes and have to rent more but with the 4 at the house we didn’t need to. The location is great. We had a hard time getting into the house initially and we were promptly helped by Jordan. The neighbors were nice.
The kitchen has plenty of space but was very disorganized. The living room furniture is in very bad shape. It’s tattered and stained and is uncomfortable. The carpet on the second story is very stained and felt very dirty.
As I said we have stayed in over 20 balboa rental homes over the years. This house has great spaces and us in a great location. The extra bikes were great but the overall cleaniness could be improved.

This is our second time renting this home on Ruby Ave. which is a great location on the island. The home was very comfortable but could use a little updating. The property management was very professional. We would definitely rent this house again.

We recently stayed at this home with a family of five, two adults and three small children. The management company was easy to work with and the house is in a great location. It is right between the island ferry and the Marine Avenue of the island where all the shopping and restaurants are. Easily walkable to both. Beyond that, we felt the house was average. It was disappointing to show up and the first thing you see are four large overflowing trash cans with flies. Either previous guests were very large or it had not been removed in a long time and something you don’t want to have to deal with on vacation. There were a number of other things such as: a majority of the beach gear like umbrellas are broken, the garage is full of sand, the kitchen utensils and equipment is old and the furniture in the living room is torn and stained and so are the carpets. We understand it’s a rental and gets a lot of use, but the house needs updating. Lastly, the house does not have air conditioning and we needed every fan in the house to get air circulation in the afternoon and remove the occasional musty smell. Overall, it was just not a good fit for our family who likes to cook in the kitchen and be comfortable on vacation.

The house was in a lovely location. It was spacious and comfortable. The beach toys, chairs, bikes etc were used and enjoyed than you. It was a friendly island and felt very safe. Amazed at how the traffic on the island gave way to pedestrians. It was quite quiet eveywhere too during the week. Lovely beaches on the peninsula and good coffee shops (Newport Coffee especially) and restaurants (501 Park Avenue Bistro -excellent)(Crockers on the main street good for breakfast).Cycling along the beachfront of Newport and Huntingdon beaches was amazing. The Wedge is well worth a visit. Maybe a visitors book for feedback and recommendations for other guests would be useful. Propery management company were excellent with clear directions to the house and instructions for you on arrival.

This cottage is perfection! It is oozing with charm, like something off the Cape, but perfectly situated a couple of blocks from the Balboa strand. We loved the front porch for having cocktails in the sun, the short walk to town for shopping and lunch and the easy walk to the ferry. All in all a fabulous, spacious home! The management company was also superb!

This location was a perfect stay for our holiday get together! It was everything we expected especially as a return visitor. It was clean and well-maintained! The plan was to enjoy the week and be there for the neighborhood Christmas lights decorations and the boat parade. Its few house to the beach area! The whole family was ecstatic about the house, space, neighborhood, nearby ferry and attractions. Management easily accessible,courteous,helpful. We all enjoyed the shops across the bay as well as the ones on main Street! The children enjoyed the mermaid Adventure and the museum. Great food at Harborside as well as the local restaurants and frozen banana was a big treat! Pavilions and Rite Aid nearby for food trays, shopping and last-minute needs. Our house was a perfectly stocked with all the needs for cooking appliances, 3 cable TVs for entertainment, clean Linens and towels,washer and dryer. I would highly recommend this rental! In addition, thank you to management for leaving bikes and water toys and beach chairs! It made getting around the neighborhood fun and playing with the kids on the beach an experience! Our hope is to make this a four-times-a- year visit!

We had a wonderful stay! Two families with 9 people in total, plenty of room for all of us. Home was super cute, very clean and well equipped. We enjoyed using the grill and the beach chairs, beach towels and sand toys were a plus. Great location! We had a great time walking around the island and also a quick walk over to the ferry made it very convenient. We would definitely stay here again!

The location on the island is amazing and the host offers 5-star service throughout the entire process. Everything was perfect and exactly as described. The house is clean and well maintained with plenty of room for the whole family. The kitchen was awesome and we really enjoyed cooking meals and then enjoying them on the secluded patio. The parking spot in the garage along with the beach chairs, boogie boards and bicycles were above and beyond! This was by far the best vacation home we’ve stayed at. From the beginning booking stage to our arrival, we received 5-star service in every aspect. What a beautiful home and wonderful location. Thank you for making our stay so wonderful.

The location is wonderful!! Our vehicle didn't fit in garage but we never had trouble finding parking right out front. Just be mindful of when/where to park for street sweeping so you don't get a ticket like we did. Communication was prompt. Instructions clear. Lots of room for our large family and the beach toys was wonderful to have.

Our family of four had an absolutely amazing time at this beautiful, well cared for home. With a bedroom and a bathroom for each of us, the house felt very spacious and comfortable. Just a short walk to the sand, or the village, the location was perfect. Even though Balboa Island is such a tight-knit community in proximity, we felt we had loads of privacy and the neighborhood is very quiet. We loved reading by the fireplace and enjoyed coffee on the front porch. We thoroughly enjoyed our stay! Everything about the house was perfect. We created some great memories playing games on the front porch, barbecuing in the back, and walking around Balboa. Thanks so much for hosting our family. Hope to be back sometime soon.
